The neighbourhood
Biggera Waters sits on the edge of the Broadwater just north of Labrador, and much of the suburb is genuinely built around its canal system. Waterfront homes with private pontoons back onto the canals, sitting alongside more standard family houses and units further from the water, plus the Harbourside Gardens over-50s community near Harbour Town. It's a suburb where the water is rarely more than a street or two away, and that geography shapes both the housing and the way we plan a move here, right down to which streets a full-size truck can comfortably turn into. Even the standard family homes set back from the canals often still back onto a smaller waterway or drainage channel, which is worth mentioning when you book.
The mix of residents follows the housing — boat owners and long-term canal-front locals on one end, and a steady population of retirees and downsizers around the Harbour Town precinct on the other, with standard family homes filling out the streets in between. Harbour Town Shopping Centre itself is one of the suburb's defining features, drawing shoppers from well beyond Biggera Waters and giving the area a retail anchor most nearby suburbs don't have, which also means more traffic on the roads around it than a typical residential pocket.
Getting around
Biggera Waters is close enough to the Broadwater and Harbour Town that internal streets can be busier on weekends when shoppers are in the area, but the bigger factor for us is usually the property itself rather than through-traffic. Canal-front streets are often narrower and more tightly laid out than standard suburban roads, built to suit the waterfront blocks rather than easy truck access, so we scope that access before the day rather than discovering it on arrival. Cul-de-sacs are common on the canal loops too, which affects how a truck can turn around once it's in.
The suburb's position between Labrador, Runaway Bay and Coombabah makes it an easy one to pair with a move further along the Broadwater, and we regularly combine a Biggera Waters job with a drop-off or pick-up in one of those neighbouring suburbs on the same trip, which keeps costs down for jobs that touch more than one address.
What we watch for on moving day
Canal-front properties are the main thing we plan around here — narrower access from the street, pontoons and jetties to work around, and sometimes tighter turning circles that a full-size truck can't manage without some planning. We check driveway width and street parking restrictions before confirming a truck size, rather than turning up with a vehicle that doesn't fit the access and having to reshuffle on the spot. Where a property has its own pontoon or jetty, we also make sure nothing near the water's edge gets caught up in the load path.
For moves in and out of the retirement community near Harbour Town, we coordinate with on-site management where a booking or access window is required, the same as we would for any complex with shared entry rules. Whichever part of Biggera Waters you're in, the goal is the same: the right size vehicle for the actual street, not a generic assumption about what a waterside suburb driveway looks like.
